With 90,000 square feet of retail space and 112 luxury apartments, The Collins has transform a key block of East Chestnut Street.

This LEED Silver project received critical acclaim from architecture critics for its mindful design.this complicated, multi-phased project required Clemens to work extensively with the owner and design team throughout the demolition and preconstruction phases.

The complex project required Clemens to demolish select dilapidated buildings while simultaneously restoring the adjacent historic Collins Department Store building on the corner of 12th & Chestnut. A new structure was then constructed and connected to the Collins building. The hybrid structure collectively houses 112 luxury apartment units over 90,000 square feet of retail space, now inhabited by Philadelphia’s first Target Express, Center City’s first PetsMart, and a Wine & Spirits Store.
